Hello - need some broker expertise. I recently passed my sales license in California and have been negotiating hanging my license with a small local broker.
We had a commission split set and were ready to sign docs (C.A.R. Form ICA, 6/22). The next day, the broker noted that worker’s comp insurance is required according to C.A.R. Form ICA Section 3G, even though I’d be an independent contractor. The broker noted worker’s comp insurance is approximately ~4% of what is paid to a sales agent.
Therefore, the broker redrew the contract to deduct 4% from my part of the sales split.
  1. Is it true worker’s comp insurance is needed for sales agents, even if they are independent contractors?
  2. Section 3G of the aforementioned form states “Broker, not a Real Estate sales person, must bear the cost of worker’s compensation insurance,” so how can the broker do this?

Last weekend we visited Leavenworth, WA (Sloan Krause Mysteries) and it was definitely as described in the book. I also used to live in Stamford, CT (Melanie Travis Mysteries) and have been to Ashland, OR (Bakeshop Mysteries).
Obviously a lot of books are set in huge cities like London, but any smaller towns that have stood out to you?

Anyone else live in the Hillview/ Moose Can Gully area and know anything about the "Road closure" on Hillview starting on 06/05 and how long it will last? Going around to 23rd is going to be an absolute nightmare and total inconvenience in my commute and I'm sure everyone else who lives in the area.
Also, I did some online searching into what's going into that land that was purchased for $16 million. To start, it was purchased by a Denver based real estate development agency Pando Holdings and all of their buildings are modern eye sores. This appears to be their first out-of- state development that will have a 200-unit apartment building, townhouses and single-family homes. From the looks of their aesthetic, we're not talking "affordable housing"... Their mission statement said some hulabalu about projects "authentically speaking to the local character and personality of a place" **insert huge eye roll**

The B.C. Court of Appeal has largely dismissed the claim of a Richmond lawyer who was found to have committed professional misconduct when facilitating his clients’ suspicious real estate transactions, alleged to be part of a money laundering arrangement via phony building liens.
Spencer May disputed the Aug. 31, 2021 decision of a Law Society of BC hearing panel that found he had misled the court by failing to disclose material information, including the whereabouts of his clients’ associates, and was otherwise incompetent in handling transactions.
May’s clients had been placing phony builder’s liens on homes in an attempt to recoup loans as part of an alleged money laundering scheme, according to a February 2018 newspaper report, stated the hearing panel’s decision.
When the society caught wind of the newspaper report it launched an investigation into May’s practice and found problems that it eventually took to a hearing.
The panel stated that May’s clients were conducting transactions that were under “objectively suspicious circumstances” and “cried out” for inquiry.
For example, the hearing panel ruled how “information that an ‘unsophisticated’ builder has loaned US$200,000 to a client, through a third party, via an account at a hotel in Las Vegas, requires exploration.”
However, the panel found May “did not ask any questions about this remarkable transaction” and “his failure to inquire is incompatible with the critical and analytic faculties competent lawyers are expected to bring to their practices.”

We're in the depths of the bear market. Take a deep breath. Take multiple. Get some sunshine. Eat a nutritious meal. Watch a good movie.
At times like these it's important to try to maintain perspective. Step away from charts for awhile, setup a buy order and walk away, or hold what you have and keeping experimenting with DeFi and governance.
This is a time for building. Not just in the Algorand community, but ourselves as well.
In the last 48 hours I have started to see many people struggle with the psychology of such a prolonged market and this double bottom, the first being in December.
Understand the market is hugely based on psychology, and the pain is meant to break you. Don't let it.
Algorand is currently ranked #42, below ApeCoin, and above The SandBox.
Doesn't this make you chuckle a little bit? It's all rather absurd. The purely speculative scam coins above ALGO. All the garbage in the top 50.
Remember REAL important use cases are being built on Algorand. These things take time. Tokenized real estate, The Central Bank of Italy Digital Gaurantees/Bonds, India T-hub/Health records, Kare Wallet for the RedCross, Hesab Pay for Afghanistan. Nigeria digital identity solutions. These things are real but take time.
I'm so excited for node incentives and one click node participation. Algorand just needs time to ripen and it's taking its time but once all the pieces are in place it is a top 5 blockchain. I love Algorand and I love this community. No amount of price action is going to shake me out. The fundamentals are still there and stronger than ever.
I will leave you with a quote from Epictetus, the great Stoic slave:
"Nothing important comes into being overnight; even grapes or figs need time to ripen. If you say that you want a fig now, I will tell you to be patient. First, you must allow the tree to flower, then put forth fruit; then you have to wait until the fruit is ripe. So if the fruit of a fig tree is not brought to maturity instantly or in an hour, how do you expect the human mind to come to fruition, so quickly and easily? Don't expect it, even if I were personally to tell you it was possible."

Hey everyone, new to the subreddit. I have made it a goal to learn more about the family office sector. I myself am involved in commercial real estate but see the value in learning about family offices and the potential for the future. I wanted to ask those who are directly involved in offices if they receive contact from people that get their information off of the potential "lists" that a few groups sell? Does that provide any validity to those reaching out? Worth the investment?
I am looking to learn how best to approach groups and develop relationships instead of just trying to pitch a deal. Any tips or insight would be appreciated. At the moment I am just searching online and utilizing my research skills to put together a list of groups I find to then reach out and introduce myself.

2023.06.01 17:48 GRAYGHOST-370 Can a lender limit how much my real estate commission/rebate I can use towards closing costs?

I am the agent on my own home purchase and my broker has agreed to letting me keep the full commission and applying it to my closing costs. The commission exceeds the closing costs by $4k but the lender is only applying some of my commission, $7k less than what I am owed. That $7k (supposedly) will be still paid out to me but I will get taxed on it.
Is there a regulation that limits this?
